Booking Terms and Conditions for Cottages

We have provided these T&Cs in 14pt text to ensure that they are legible.  If you cannot read them, please advise us by eMail.

Generally we try to remain as flexible as possible, but we reserve the right to enforce these terms and conditions. If you require cancellation insurance please ask at the time of making your reservation and we will send you the appropriate forms.

Bookings

Either telephone, email or write to us to reserve your holiday. We will then send you a booking form for completion and return with either:

bulleta 20% deposit
bulletor payment in full  for holidays starting within 8 weeks of booking. 

If the deposit or payment in full is not received within 5 days of making the reservation your reservation may be cancelled. Please ask if you require cancellation insurance and we will send you details. See below for cancellation charges.

Payment of balance

The final balance must be received by us at least 8 weeks before the start of your holiday. Please note that while we will endeavour to send a reminder, we reserve the right to cancel your holiday and retain the deposit if full settlement of the final balance is not received 8 weeks before your holiday start date.

Cancellation of your holiday by you

In the event that you have to cancel your holiday this may result in loss of all monies paid. Cancellation charges are calculated from the date we receive your oral or written instructions to cancel as follows:

Up to 8 weeks before your holiday start date: loss of deposit.

Less than 8 weeks before your holiday start date: total holiday cost. At our discretion in the event that we are able to re-book your holiday dates we may refund all monies paid less an amount to cover re-advertising and administration fees.

Arrivals/Departures

Cottages are usually ready for occupation from 3pm on the day of arrival.
Cottages must be vacated by 10 am on day of departure.

Non-Arrival

In the event that you do not arrive by mid-day on the day after your holiday was due to commence and you have not contacted us, we will assume that the holiday is cancelled. All monies paid will be retained. If you subsequently arrive and we have not re-let the cottage, your original booking will be honoured subject to payment of a 20% surcharge.

If we cancel your holiday

In the extremely unlikely event that we have to cancel your holiday for any reason we will refund all monies received and will not be liable for any other ancillary costs or losses you may have incurred.

Pets

Guests will be liable for the full cost of any damage caused by their pets. Pets must not be left unattended in the cottage and are not allowed on beds/furniture. Please bring your pet's bed. As we are a farm, and surrounded by farms, dogs must be kept on a lead while outside. We reserve the right to refuse pets in the farmhouse (except assistance dogs). In such an event, we have 2 comfortable and warm purpose built kennels for your pet’s holiday.

Other Conditions

The number of persons occupying the cottage during your stay must not exceed the maximum number stated in the brochure and price list.  If this condition is broken we reserve the right to ask you to leave.  This will be treated as a cancellation of the holiday by you.  Alternatively, at our discretion, we may offer to accommodate excess guests in the farmhouse and charge the applicable Bed and Breakfast tariff.

Your responsibilities

Your must keep the cottage and all furniture, fittings and effects in or on the cottage in the same state of repair and condition as at the start of the holiday, and must leave the property in the same state of cleanliness and general order in which it was found.  To this end we require a £100 cash deposit on arrival which will be refunded on your departure when we have ascertained that no damage or loss has occurred during your occupation of the property.

In the event that we ascertain before or after your departure that damage or loss has occurred during your occupation of the property we will retain and appropriate amount of the deposit, and if repair or replacement costs exceed the deposit we will require full reimbursement of those costs.  

Grocery orders

In relation to grocery orders supplied either by us on the basis of your grocery order form or by your own order with Tesco.com we do not accept responsibility or liability for:

Any errors relating to the goods supplied or for non-supply of goods. 

Deterioration of goods in transit or after delivery.

Quality or fitness for purpose of the goods supplied.

We do, of course,  endeavour to ensure that your groceries are suitably stored pending your arrival but we cannot accept responsibility as outlined above.

Jurisdiction

This contract is governed by the courts and laws of England and Wales.
